HomeownersProperty owners considering the vacation rental market should make that decision with eyes wide open. An impeccably furnished retirement dream occupied by strangers bothers some people. Rental income versus wear and tear … each owner must evaluate the trade-off. Paying guests help pay the bills, including the mortgage associated with that retirement dream. They also occupy the property and use all the stuff that’s in it. No property remains clean and pristine after a busy season on the rental market.

Absentee owners of vacation properties depend on reputable companies to look after the property and maximize rental income, which offsets wear and tear and then some. Many owners are thoroughly involved in lives away from Hilton Head Island and they don’t want day-to-day interruptions that occur during rental occupancies. Who enjoys the 1:00 AM call from a locked out guest who lost their key or the Saturday evening call when the hot water ran out on a family of six?

To help owners make wise decisions about their rental property, we’ve compiled suggestions made by fellow owners.

  • Do furnish nicely, but not extravagantly. Know that repeat guests want properties that are kept fresh with respect to décor and fixtures.
  • Do offer wireless internet access, a must for today’s travelers.
  • Do use ceramic tile versus vinyl flooring where it makes sense. Over time, tracked in sand destroys vinyl flooring, regardless of the quality.
  • Do use ceramic tile versus carpeting for the dining room. An area rug can add warmth and is easily replaced compared with wall-to-wall when food and beverage accidents occur.
  • Do use a medium grade, medium colored carpet. Don’t go too cheap, but plan to replace in 5 to 7 years due to stains rather than wear.
  • Do protect furniture from humidity and sweating glasses which destroy wood surfaces.
  • Do use sturdy dining room chairs with rungs and cleanable seat surfaces.
  • Do display a family photo or two which reminds guests they are staying a person’s second home and to please take care.
  • Do avoid wallpaper. Suitcases ding it; humidity peels it. Borders can add pizzazz to painted walls.
  • Do choose draperies over vertical blinds. People walk through blinds and break them. Grommet topped panels are a good alternative to traverse rods or vertical blinds.
  • Do keep bedroom drapes neutral and avoid matching with bedspreads which will be replaced more frequently than drapes.
  • Do accessorize without cluttering. Knick-knacks gather dust and/or disappear.
  • Do keep small appliances simple. Hi-tech gadgets will get broken or/and disappear. Wal-Mart brands work fine for coffee makers, toaster, blenders, etc…
